Who are we and what do we actually do?
We are a specialist sales company that promote the sale of only residential investment buy-to-let properties.
We are aware that every property transaction is a commercial venture and a profit making business in its own right. We stress test all our deals, allowing for a significant rise in interest rates and any future downturns in the market. We realise that property purchase is not a science, but believe that, with certain structures in place it can be virtually recession proof.
What we actually promote for sale?
Our main products are new or recently built apartments and family homes. We predominately sell off plan and completed units. We will occasionally deal with older units but only in prime locations with real discounts and fully taking into account any potential or current maintenance issues.
We also work with a number of small to medium size developers who effectively build to order for our clients. we are fully involved in the process from planning to specification. Without being a partnership on paper, it is effectively a very close relationship between the developer, fbm Property and the purchaser.
We have also secured offices in Liverpool city centre and are in the process of opening a letting business in full partnership with a reputable Manchester agent, whom we have a longstanding relationship, which has been established since 1990. The main reason behind this progression is that the majority of our clients are not locally based and we are endeavouring at all times to provide a professional service in all aspects of sales, lettings and future management of the properties.
We also work with some of the largest specialist developers in the Northwest, who collectively are completing and selling in excess of 2500 a year. We have a very close relationship with two of them and handpick units for our clients prior to the developments going to market.
Residential property investments is a very bespoke industry with a number of specialist agents & developers all with different sales strategies, i.e. gross yields, net yields, discounts and guranteed rents, they tend to package all deals to their specific target markets. We actually offer realistic yields and growth also taking discounts into consideration, realising that different investors have very different objectives, this is why it is absolutely crucial for us to have a discussion with our clients at the outset to understand their medium to long terms requirements.
We do sometimes struggle when clients quote that they can achieve 10%+ yields on properties offered by other agents. We are on a daily basis presented with high yielding properties, they always tend to be the lower end of the market, not in the most desirable of areas and requiring constant maintenance.With 50 years combined experience in the industry we are aware that all these properties are problematic across the board. We simply don't deal in this end of the market.
Our trend is to offer better locations and quality properties that represent potentially higher growth with slightly lower yields.
With many years of experience in the property investment market, we have established strong relationships with carefully selected national house builders and property developers and are able to negotiate bulk deals that provide first time and seasoned investors with access to heavily discounted prices.
