The buy-to-let market has experienced a lot of changes in the last year. But overall it has been an extremely positive year for investors. Statistics dictate that both house prices and rents have contented to rise.

The UK buy-to-let market is going from strength to strength. Rising prices and stringent lending criteria have created and ‘un-affordability crisis’ with families and young professionals being forced into the 'private rented sector'

Supply and demand forces dictate high tenant demand, growing rents and rising house prices.

As a result the buy-to-let investment market is booming offering a lever of security, growth and financial returns that other asset investments could not match.

High Tenant Demand and Shortage of Housing Stock Has Caused Rents to Increase Therefore Increasing Rental Yields and Capital Gains for Landlords.

As an income investment property has historically always out performed, low savings rates  and shock market fluctuations combine low interest rates, record level rents and increased tenant demand it is no surprise that so many say investors consider ‘bricks and mortar’ to be a safe haven for their savings whilst returning significant income from rental.

More ambitious investors will leverage their cash reserves and use buy-to-let mortgage finance to purchase multiple units. In real terms these investors can earn returns in the region of circa 15%-20% on their cash deposits.

Long Term View

Whilst values continue to rise, the number of properties becoming available is ever decreasing. The population is predicted to increase to around 70 million by 2025. The shortfall of new houses being built, relative to population increases year on year, continues to grow. Predictions suggest, that by 2025 demand for residential properties could exceed £750,000.

To further highlight the UK’s supply/demand imbalance it is predicted that by the end of this decade, in excess of 200,000 new homes will be required per year. If this continues it would create a shortfall of 60,000 homes each year.

In terms of supply and demand which from the core principles of business enterprise the residential buy-to-let industry is set to boom. Each buy-to-let property acquisition is a commercial business venture, a business which is and will continue to thrive
